A due-diligence dossier on any pre-construction development in Mexico — researched against the public record, before you sign or wire anything.
What the research covers
- Federal court record (PJF): amparos, suspensions, and injunctions naming the project or promoter.
- Environmental authorities: SEMARNAT impact authorizations and PROFEPA closures or seals.
- Consumer registry: whether the sale contract is actually registered with PROFECO under the promoter's own name.
- Municipal permits, zoning caps, and the press record — checked against what the marketing claims.
The honesty contract
Every finding is published with its verification tier — verified, partially verified, reported, or unverified. If the record does not answer a question, the dossier says so plainly: “could not be confirmed” is a result, not a failure. No finding is softened or suppressed for a fee, and an adverse dossier is never taken down because a promoter objects — only corrected against primary documents.
- Fee
- Standard $199 USD or Priority $349 USD per development, paid at secure checkout right after you submit. If the research proves infeasible (for example, the promoter cannot be identified), the fee is refunded in full.
- Timeline
- Standard: initial dossier within 48–72 hours of payment. Priority: within 24–36 hours. Fast-moving legal matters are flagged for re-verification.
- Payment
- Card checkout is handled by Stripe on its secure payment page — this site never sees or stores card details. Research begins the moment payment clears.
- Independence
- Funded by buyers only. No developer advertising, no broker commissions, no listing fees — ever.
